Part of Economic Development Queensland’s (EDQ) remit is to deliver master planned communities which rely on successful public-private partnerships to contribute to housing supply and affordability, as well as community outcomes in urban infill and growth areas.

In response to growing housing needs in South-East Queensland, EDQ undertook a market process in 2023 to seek a builder partner to deliver turnkey house and land packages at a more affordable price on 24 small residential lots (lots 45 to 68 inclusive) at Songbird Oxley.

Based on proposed designs for a mix of housing types and house and land package prices, Gallery Group Homes was appointed as EDQ’s builder partner.

Five of these 24 homes (lots 59-63 inclusive) are currently being built to provide quality, safe and stable homes at affordable rents (capped at 74.9% of the prevailing market rent) for moderate-income households, including key workers such as teachers, nurses and other frontline and essential workers.

When complete, EDQ will maintain freehold ownership of the five homes and partner with a Community Housing Provider (CHP) to ensure effective property and tenancy management.

These five homes are forecast for completion in mid-November 2024 (subject to weather).
